  Can you ski year round in SW Florida?


Yes, we ski 12 months a year.  Average temperatures are in the 70s in Dec. and Jan.

 

2.       Where is A Ski Preserve Located?


We are ten miles East of I-75 off exit # 123 in Estero, Florida, (between Fort Myers and Naples), south on Lazy D Farm Road, turn in at the double gate.

 

3.       How many lots are available?


There are a total of 13 lots ranging in size from 1.7 to 5.3 acres.  Ten lots are sold.   

 

4.       Are there any building restrictions?


Each residence must be a minimum of 2,400 sq. ft. under air, plus a 2 car attached garage.  Each lot owner must receive permission to install a dock, gazebo, boat house, boat lift and/or shore station.  A detached garage of any size may be constructed, as long as setback restrictions are observed.  All plans must be approved by the Architectural Review Board and Lee County.  Further details are in Covenants.

 

5.       What utilities will be available?


Electric and telephone will be brought to each lot underground.  Well and septic will be the responsibility of each homeowner.

 

6.       Will there be any restrictions regarding the lake?


No jet skis will be allowed on the lake at anytime.  Only official water ski boats and non-motorized boats will be allowed.  Only one boat will be pulling skiers at a time.  If there is more than one boat wanting to use the water, there will be an idle out and rotate in system used.  Each set will consist of 8 passes thru the course or a ski time of 20 minutes maximum per turn.  All skiers will start from the SE end of the lake.

 

7.       Will there be a home owners association?


Yes, the association will be responsible for maintaining the common areas, the roads, main boat ramp, boat dock, etc.  Currently the HOA fee is $1050 per quarter.  Of course, when the home-owners take over, it will be their decision.

 

8.      Are horses permitted?


There is an area of green space which consists of over 15 acres, which could be used for equestrian activity.  Stabling of horses will be permitted only in this green space.  There are approximately 60 additional acres of wooded wetlands for trails.

 

9.       What are the proposed setbacks?


Each residence and/or other sub-structures (excluding boat dock/house structures, etc) will be a minimum of 50 feet from the water, 20 feet from each side property line, and 25 feet from the road.

 

10.   When can an individual close on a lot and commence building?

 

All the papers are in order and any of the 3 remaining lots could be closed within a week or two after a contract is approved.  Once you have closed, you can apply for your building permit.  When approval is received from Lee County, you can begin construction.
